More Sales, Softer Prices in August
If you're thinking about a move in Guelph this fall, August's numbers offer a useful starting point. Sales picked up compared with a year ago, prices softened, and Royal City Realty's report continued to describe the City of Guelph as a buyer's market.
The median sale price was $722,345, down 4.70% from August 2025, while the average sale price was $767,045, down 3.51%. The difference between the two is a reminder to look beyond a single headline: the city-wide average is not the same as the value of an individual home.
There were 134 residential sales in August, up from 127 a year earlier, and sales volume rose 1.81% to $102.78 million. New listings increased from 277 to 295, and 56 listings expired, up from 42. The monthly sales-to-new-listings ratio was 45.42%, essentially unchanged from 45.85% last August. For the year to date, that ratio stood at 38.39%, just below the report's 39% threshold for a balanced market.

Through August, Guelph recorded $781,538,405 in residential sales volume, down 16.00% from 2025, with 1,022 sales, down 12.43%, and 2,662 new listings, down 2.49%. Year-to-date average price $760,721 (vs $794,942); median $725,000 (vs $776,250). Homes took about 38 days to sell, up from about 30.
What This Means for Your Move
For buyers, more homes changed hands and there is more to compare. Take time to understand recent sales and work out what fits your budget. A buyer's market does not mean every property will sell below asking, so the details still matter. Browse Guelph neighbourhoods to see where you might want to look.
For sellers, pricing and preparation deserve close attention. Expired listings were up by a third from last August, which is a good reason to build your plan around current comparable sales rather than last year's expectations.
