September 2026 Guelph Housing Market Update

A Buyer's Market as We Head Into Fall

If you're thinking about a move in Guelph this fall, September's numbers offer a useful starting point. Sales were slightly lower than a year ago, prices were mixed, and Royal City Realty's report continued to describe the City of Guelph as a buyer's market.

The median sale price was $745,000, down 1.97% from September 2025, while the average sale price rose 1.52% to $793,686. That difference is a reminder to look beyond a single headline: the city-wide average is not the same as the value of an individual home.

There were 132 residential sales in September, compared with 136 a year earlier. New listings also fell, from 420 to 362. The monthly sales-to-new-listings ratio was 36.46%, up from 32.38% last September. For the year to date, that ratio stood at 38.30%, just below the report's 39% threshold for a balanced market.

The Year So Far
Through September, Guelph recorded $892,510,347 in residential sales volume, down 13.91% from 2025. 1,161 sales, down 10.90%, and 3,031 new listings, down 3.78%. Year-to-date average price $764,384 (vs $793,485); median $725,000 (vs $775,000). Homes took about 38 days to sell, up from about 30.

What This Means for Your Move
For buyers, these numbers point to room for a thoughtful search. Take time to compare homes, understand recent sales, and work out what fits your budget. A buyer's market does not mean every property will sell below asking, so the details still matter.

For sellers, pricing and preparation deserve close attention. Longer selling times and more expired listings are good reasons to build your plan around current comparable sales rather than last year's expectations.
